Combining all services included in our Let Only and Rent Collection Plus Rent and Legal Cover options, our Full Management service also includes:
- Preparation of annual rental statement
- No excess on rent and legal cover.
- Arrange a professional inventory report and check.*
- Arrange annual gas safety certification.*
- Regular testing of fire and carbon monoxide alarms.*
- Arrange for Electrical Installation Condition Report (EICR).*
- To arrange an EPC (Energy Performance Certificate).*
- End-of-tenancy deep cleaning
- Open and closing utility accounts between tenancies
- Registration of the security deposit with The Deposit Protection Service
- Negotiate deposit disputes
- Prepare & serve Section 21 Notice
- Carry out property inspections every 3-4 months
Full Management - 18% of Gross Rent for the Term of the Tenancy (15% ex vat)
**Please note that additional costs will be charged for legally required certification and some services, as follows:
- Gas Safety Certificate - £90.00 for up to two appliances. (12.00 per each additional appliance).
- EPC (Energy Performance Certificate). Renewed every 10 years - £90.00 for properties up to two bedrooms. £102.00 for properties up to three bedrooms. £114.00 for properties up to four bedrooms. £126.00 for properties up to five bedrooms.
- Electrical Installation Condition Reports (EICR) are individually quoted upon request.
- Installation of Fire and Carbon Monoxide Alarms – Cost is dependent on individual property size and installations and quoted upon request.
- Professional inventories and will be charged depending on the size and contents of the property. We will provide you with an individual quote upon request,
- Attend court on behalf or with the landlord - £240.00
